The City of Austin's Development Services Department piloted an AI zoning pre-check tool built with Archistar for three months in 2024, checking single-family residential building plans against the city's zoning code before formal submission.
Applicants receive an automated Pre-Check report within one business day flagging issues to fix before formal review. The rollout is limited to eligible single-family residential projects; planned unit developments, neighborhood conservation districts and projects with approved site plans are excluded.
City officials report roughly 50% time-savings on staff zoning review across about 190 submissions processed through the tool, with no negative customer feedback recorded to date. Following the pilot, the city signed a five-year, roughly $1.1 million-a-year contract to continue and expand the service.
The city is running a separate, parallel pilot with the International Code Council to test automated review of the International Building Code before expanding further.
