MaRS Discovery District — Toronto's Innovation Hub and Its 2024 Reckoning

MaRS Discovery District was founded in 2001 by a group of Toronto business, academic and civic leaders to accelerate the commercialisation of publicly funded research; it opened its first 700,000-sq-ft building in 2005 on the former Toronto General Hospital site, fully leased to over 100 tenants from day one. It has since grown into what its own materials call North America's largest urban innovation hub, hosting more than 1,400 ventures and over 200 corporate, government and academic partners.
MaRS's own 2020 impact report — the most detailed public figures available — states that its supported ventures had collectively raised $2.4 billion in capital and generated $1.5 billion in revenue, with 2019 raises averaging 45% larger than the Canadian national norm and portfolio revenue growing over 60% year-on-year. Two-thirds of MaRS's own revenue, however, comes from provincial and federal grants, not from this venture performance.
That grant dependence became a visible problem in 2024: The Globe and Mail reported MaRS's non-government revenue fell from $29.1 million (2019) to $10.1 million (fiscal 2023), a 65% drop, while total revenue fell 40% and staff costs kept rising, producing losses in all five years examined. MaRS cut roughly 20 senior positions in mid-2024 (including its Chief Delivery and Chief Financial Officers) and installed a new CEO, Alison Nankivell, who has said the organisation is 'resetting its business model' toward more private and philanthropic funding. The episode is a useful caution for any city weighing a MaRS-style hub: the venture-side metrics are real, but the institution's own financial model proved fragile once one government funding line expired.
